Open Architecture
The house plan layout is uniquely designed to allow living/entertaining in the 20’ by 30’ great room next to the equally open kitchen. The oversized laundry room is placed such that the washer/ dryer noise is separated from the rest of the house by a sound proof wall. The bedrooms are located on the opposite side of the house from the laundry room and separated from the great room by another sound proof wall. The hall leading to the bedrooms closes off to the great room by a uniquely designed solid core door which when not needed swings 90 degrees & acts as a closet door.
Made to Entertain
The great room is outfitted with a solid oak wall to wall/ floor to ceiling built in entertainment center designed to fit a 55” wide screen television. Some of the other entertainment center features include:
-Both Ethernet and phone connectivity
-Low voltage lighting
-Ample pull out storage for DVDs/CDs
-Dedicated center sub woofer cabinet
The great room is wired (using high quality speaker wire) for the latest 7.1 surround sound.Great room lighting is provided by either ambience sconces for movie lighting or overhead lighting for normal use.High end dimmers are used throughout.The wall opposite the entertainment center is wired for Ethernet for placement of an internet capable digital piano.The vaulted ceiling is equipped with two 2’ by 4’ fully functioning electric skylights.These skylights not only open electronically (automatically closing when any moisture is sensed) but also are equipped with electric shades to reduce the summer heat.Next to the entertainment center is a fully functioning fireplace with matching solid oak mantle.
The back yard includes a large patio with a custom built in barbeque.The entertaining focal point is an in ground 6 person 385 gallon Jacuzzi.Viewing out the kitchen bay window you see a custom made waterfall and accompanying low voltage lighting.A high end filtration system ($1,000.00 value) allows for this to be used as a fish pond.Custom brickwork includes the use of double bull nose brick surrounding the patio, bouquet canyon stone on the barbeque & Jacuzzi, as well as flagstone around the Jacuzzi.
User Friendly
The house includes many items meant designed to make its everyday use more convenient.
-An oversized laundry room with 6’ folding table, plenty of room to iron, clothes hanging area & lots of pantry storage.
-The laundry room & kitchen has a new dedicated 4” ABS sewer line bypassing the 45 year old cast iron system which results in worry free drains.
-Rain gutters throughout which drain into a drainage system that surrounds the house
-A 220 volt hook up in the garage allowing for the use of high voltage power tools
-A wall to wall garage work bench with plenty of storage
-Front & back are wired with low voltage yard lighting.
-Attic which houses the heating/air condition system is lined with catwalks & lighted throughout with three way lighting at every entrance.
-The electrical has been upgraded to a 200 amp panel & 90% of the house has been rewired providing protection for modern electronics.
-All yards are provided irrigation through an automatic sprinkler system.
-The copper water system is equipped with a recirculation pipe allowing for instant hot water at any time.All hot water pipes are foam insulated.
-The entire house is wired with two dedicated cat 5e wires & an RJ6 cable for each room allowing for high speed internet, phone & television.All media cables lead back to the central media panel located conveniently in the hall closet.

Energy Efficient
Although the house was originally built in 1962 it has been modernized with all energy efficient features.
-Ninety percent of the walls & all ceilings have been insulated.
-The central heat/air conditioning system is less than 5 years old.
-All heating/air conditioning ducts less than 5 years old.
-Much of the lighting has been replaced with low voltage energy efficient lighting.
-All windows are dual pane.
-All external doors have been upgraded.
-All hot water pipes are foam insulated.
